Dividing an existing lot into 1-3 new lots requires an application for severance/consent. The fee to apply is $1,000.00 PLUS the fees of the Lakehead Region Conservation Authority charges. Please see the Fee Schedule below for more information..
Each new lot must meet the requirements of our Zoning By-law (see our Zoning page for a copy of Neebing's current comprehensive Zoning By-law 2017-030). This includes lot frontage and area. It must also be a build-able lot meaning it shouldn't be all swamps or cliffs.
The Municipal Council reviews all applications for consent and approvals can take up to 3 months. Contact the municipal office to get started.
Lakehead Region Conservation Authority Fee Schedule
The municipality also collects fees on behalf of the Lakehead Region Conservation Authority (LRCA) for their review of planning applications. The LRCA fee is $275 for a Consent Application.
Creating a subdivision that includes building lots and new roads requires application to the Lakehead Rural Planning Board. You will need to hire planning consultants to help you through the process as it is very complex. More information on plans of subdivision is available from the Lakehead Rural Planning Board.
A variation-on-a-theme of a plan of subdivision is a vacant lot condominium. The end result can look like a plan of subdivision. The difference is the roads and any areas for common use are maintained by the owners of the lots in the plan.
